All landlords are obliged to provide tenants with safe and well maintained gas appliances. This needs to be proven legally with a new Landlords Gas Safety Inspection Certificate CP12 every 12 months.

A CP12 is a legal certificate confirming that all gas appliances, pipework, and flues in a rental property have been checked by a Gas Safe registered engineer and meet safety standards. It must be renewed every 12 months.
All landlords in the UK must have a valid Gas Safety Certificate each year to comply with legal regulations. Homeowners aren’t required to, but annual checks are strongly recommended for safety.

Most checks take 30–60 minutes, depending on the number of appliances. Your CP12 certificate is usually emailed the same day.
